Leak Investigation Methodology
A deductive method is needed to determine the exact source of the roof leak problem to make reliable repairs. Burns Industrial has developed the Mystery Leak Research Methodology by which nuisance roof leaks can be located. This process incorporates systematic "water testing" to simulate the weather conditions that cause the problem. Since water cannot flow up hill simple deductive conclusions can be made about the watertight conditions of each building component starting at the lowest point, usually the surface of the roofing system or drain sump pan.

By temporarily plugging roof drains the flooded area will be made to leak by creating hydrostatic pressure which simulates actual thunderstorm conditions. Sloped roof areas obviously cannot be flooded. These areas are hose tested by starting at the low point and moving up slope until the roof is made to leak.  If the waterproofing assembly does not leak after flooding or hose testing, other building components are tested.  "Roof leaks" are replicated by saturating masonry walls or roof mounted HVAC equipment in the water testing process. Leaks associated with masonry brick or block can be especially difficult to locate as total saturation of the block may be necessary before the leak appears on the inside of the building. Once the source of the leak has been determined repairs will be made if possible.

 

Repairs or Recommendations
Sometimes the water test research process reveals that upgrading the roof assembly is the only solution. Typical upgrades are a perimeter base flashing replacement, or roof drain installation. In this case the building owner will not be billed for the service call. A quotation for the recommended upgrades will be drafted for the owners consideration.
